Why sell your land to us
Selling land is often a once-in-a-lifetime decision. We try to make it a clear one.
Straight answers
If we can't make an offer, we tell you why. If someone else is a better buyer for your land, we'll say that too.
Offers you can check
We explain the main figures behind every offer, so your solicitor, surveyor or accountant can test them.
A construction group behind us
We're part of the S&K Group, a construction and property group based in Birmingham. Buying land is the first step of our plan to take sites through to finished homes.
No pressure
Take the time you need, take independent advice, and say no if it doesn't suit you.
What land do we buy?

Four ways to sell your land
The right deal depends on your land's planning prospects and how soon you want to be paid. Here's how they compare.
| Feature | Outright purchase | Subject-to-planning sale | Option agreements | Joint ventures |
|---|---|---|---|---|
| When you're paid | On completion | On completion, after permission is granted | Option fee now, price when the option is exercised | Over time, as homes are built and sold |
| Certainty | High once contracts are exchanged | Medium: depends on planning | Lower: depends on planning over time | Lowest: you share in sales risk |
| Price | Lower than a conditional deal, reflecting the risk we take | Usually higher than an outright sale | Based on market value with permission, less agreed deductions | A share of the development value, if the scheme succeeds |
| Planning costs | Ours, after completion | Ours | Ours, sometimes recoverable from the price | Shared or ours, as agreed |
| Timescale | Set mainly by the legal work | Planning period, often months | Often several years | The longest route |
| Best for | Consented land, estates, owners who want certainty | Plots, garden land and small sites | Larger and strategic sites | Owners who want to share in development value |
From a field to front doors
We're part of the S&K Group, a Birmingham-based construction and property group. Our aim is to take land all the way through planning, design and construction to finished homes for sale or rent, including affordable and social housing.
That matters to you because we price land on what can realistically be built on it, drawing on the construction experience across the group, rather than on what another developer might pay.
What happens when you get in touch
Tell us about your land
Send the address or postcode, a rough size and anything you know about planning. A plan or a photo helps but isn't essential.
We check it properly
We look at the title, planning history, access, flood maps and local policy, then call you to talk it through.
You get a written offer
We put the offer in writing with the main figures behind it, so you or your adviser can check it. There's no obligation and no deadline we impose.
Solicitors do the legal work
Your solicitor and ours deal with the contract. On an outright sale we exchange and complete; on a conditional deal we exchange now and complete when the condition is met.
Common questions about selling land
How fast can I sell my land?
It depends on the land and the deal. A straightforward outright sale of registered land with no tenants can move as fast as the two solicitors can complete the legal work. Unregistered titles, tenancies, access questions and planning conditions all add time. We won't promise a completion date until we've seen the title.
Do you charge any fees?
No. We're the buyer, not an agent, so there's no commission. You normally pay your own solicitor's fees unless we agree otherwise in writing.
What kinds of land do you buy?
Fields and paddocks near towns and villages, building plots, garden land, brownfield and small commercial sites, garage courts, barns and rural buildings, larger strategic sites, and land with awkward problems such as poor access.
Do you buy land without planning permission?
Yes. You can sell outright at a price that reflects the planning risk, or on a subject-to-planning or option basis that pays more if permission is granted.
Where do you buy land?
Across England and Wales. Planning rules differ between the two, and we take that into account in every appraisal.
How do you work out what my land is worth?
For land with development potential we estimate what the finished homes would sell for and deduct the costs of planning, building, finance, obligations and a profit margin. What's left is the land value. For land without a planning prospect, value is based on its current use.
Should I get my own valuation?
Yes, we encourage it. An independent RICS surveyor or land agent can tell you whether our offer is fair. You're under no obligation to accept it.
Who will I be dealing with?
Land is bought by S&K Property Investments and Improvement Ltd, part of the S&K Group, based in Great Barr, Birmingham.
What happens to my information?
We use it to assess your land and contact you about it. Our privacy notice explains how it's stored and your rights.
Can I sell just part of my land?
Yes. Selling one field, the end of a garden or part of a yard is common. Your solicitor will make sure the land you keep has the access and services it needs.
