Planning and legal points for land in Surrey

Planning framework

Planning decisions in England follow the National Planning Policy Framework, revised in August 2026, and the local plan, prepared by the council or, in a national park, the park authority. Plans are reviewed periodically, which is when new housing sites are usually allocated.

Green belt and grey belt

Green belt land is protected from inappropriate development. National policy in England also recognises 'grey belt': green belt land that doesn't strongly contribute to key green belt purposes, where housing can be acceptable if further tests are met.

Biodiversity net gain

Under the Environment Act 2021, most developments in England must deliver at least a 10% gain in biodiversity. Since 6 August 2026, sites of 0.2 hectares or less are exempt unless priority habitat is affected.

How a sale works

  1. Send us the address

A postcode, a plan or a what3words location is enough to start.

  2. We check it properly

Title, planning history, access, flood maps and local policy.

  3. We put an offer in writing

It shows how we got there. There's no obligation to accept.

  4. The legal work

Your solicitor and ours handle the contract through to completion.

Selling land in Surrey: questions

Do you buy land in Surrey?

Yes. We buy land across Surrey, including around Woking, Guildford and Esher. Whether we can make an offer depends on the land itself, especially its access and planning prospects.

Which planning rules apply to land in Surrey?

Land in England is assessed against the National Planning Policy Framework and the council's local plan.

Do you buy land on the Surrey border?

Yes. We also cover Greater London, Berkshire and West Sussex, so land close to the county boundary is fine.

What kinds of land do you buy?

Fields and paddocks near towns and villages, building plots, garden land, brownfield and small commercial sites, garage courts, barns and rural buildings, larger strategic sites, and land with awkward problems such as poor access.
