What England's rules mean for your land

Green belt and grey belt

Green belt land is protected from inappropriate development. National policy in England also recognises 'grey belt': green belt land that doesn't strongly contribute to key green belt purposes, where housing can be acceptable if further tests are met.

Land registration

Land in England is registered with HM Land Registry. Unregistered land needs first registration when it's sold, which your solicitor arranges.

Tax on the sale

The buyer pays Stamp Duty Land Tax. As the seller you may owe capital gains tax, and some commercial land carries VAT. Take advice from an accountant.

Do you buy land in Cornwall?

Yes. We buy land across Cornwall, including around Redruth, Falmouth and St Austell. Whether we can make an offer depends on the land itself, especially its access and planning prospects.

Which planning rules apply to land in Cornwall?

Land in England is assessed against the National Planning Policy Framework and the council's local plan.

Do you cover the smaller towns in Cornwall?

Yes. As well as Truro, we look at land near Truro, Camborne and Newquay.

Do you charge any fees?

No. We're the buyer, not an agent, so there's no commission. You normally pay your own solicitor's fees unless we agree otherwise in writing.
