Rules that apply in England

Biodiversity net gain

Under the Environment Act 2021, most developments in England must deliver at least a 10% gain in biodiversity. Since 6 August 2026, sites of 0.2 hectares or less are exempt unless priority habitat is affected.

Brownfield first

National policy gives substantial weight to reusing suitable brownfield land for homes. Councils keep brownfield land registers, and some sites can gain permission in principle.

Tax on the sale

The buyer pays Stamp Duty Land Tax. As the seller you may owe capital gains tax, and some commercial land carries VAT. Take advice from an accountant.

How a sale works

  1. Send us the address

A postcode, a plan or a what3words location is enough to start.

  2. We do the homework

We read the title and planning record and check flood risk and access.

  3. We put an offer in writing

It shows how we got there. There's no obligation to accept.

  4. The legal work

Your solicitor and ours handle the contract through to completion.

Selling land in Berkshire: questions

Do you buy land in Berkshire?

Yes. We buy land across Berkshire, including around Reading, Slough and Bracknell. Whether we can make an offer depends on the land itself, especially its access and planning prospects.

Which planning rules apply to land in Berkshire?

Land in England is assessed against the National Planning Policy Framework and the council's local plan.

Do you buy land on the Berkshire border?

Yes. We also cover Surrey, Buckinghamshire and Oxfordshire, so land close to the county boundary is fine.
