Rules that apply in England

Green belt and grey belt

Green belt land is protected from inappropriate development. National policy in England also recognises 'grey belt': green belt land that doesn't strongly contribute to key green belt purposes, where housing can be acceptable if further tests are met.

Land registration

Land in England is registered with HM Land Registry. Unregistered land needs first registration when it's sold, which your solicitor arranges.

Tax on the sale

The buyer pays Stamp Duty Land Tax. As the seller you may owe capital gains tax, and some commercial land carries VAT. Take advice from an accountant.

How a sale works

  1. Send us the address

A postcode, a plan or a what3words location is enough to start.

  2. We check it properly

Title, planning history, access, flood maps and local policy.

  3. You get a written offer

With the main figures behind it, so your adviser can check it.

  4. Solicitors complete the sale

Exchange and complete, or exchange now and complete when planning is granted.

Selling land in Leicestershire: questions

Do you buy land in Leicestershire?

Yes. We buy land across Leicestershire, including around Leicester, Loughborough and Hinckley. Whether we can make an offer depends on the land itself, especially its access and planning prospects.

Which planning rules apply to land in Leicestershire?

Land in England is assessed against the National Planning Policy Framework and the council's local plan.

Do you cover the smaller towns in Leicestershire?

Yes. As well as Leicester, we look at land near Coalville, Wigston and Melton Mowbray.

How do you work out what my land is worth?

For land with development potential we estimate what the finished homes would sell for and deduct the costs of planning, building, finance, obligations and a profit margin. What's left is the land value. For land without a planning prospect, value is based on its current use.
