Sell agricultural land in Cambridge
Our interest in agricultural land around Cambridge is simple: we're buying land to build homes on, so we look for sites where homes are realistic and price them on that basis.
Farmland near a town or village can be worth much more than its farming value suggests. We focus on that kind of land and explain where any premium comes from.

Cambridge at a glance
The land we're most interested in near Cambridge sits on the edge of the built-up area or in the villages towards St Ives (12 miles) and Newmarket (13 miles).
Flat arable fenland in the north contrasts with a fast-growing Cambridge area in the south, where the Cambridge green belt surrounds the city.

What we look for around Cambridge
- Fields adjoining towns, villages or housing estates
- Land with vacant possession, or where tenancies can be ended
- Grassland and arable land of any grade near settlements
- Land with redundant farm buildings or yards
Whether you are retiring, restructuring or releasing a parcel to fund the rest of the farm, we can look at a single field or a larger block.
How we arrive at a figure for land in Cambridgeshire
Tenancies
Land let under an Agricultural Holdings Act tenancy or a farm business tenancy is worth less until vacant possession can be had.
Rights and schemes
Environmental scheme agreements, wayleaves and rights of way need checking before sale.
Severance
Selling a field can affect access to, or the value of, the land you keep.
Overage
You may be able to keep a share of any future uplift through an overage clause.
Four routes to a sale
Outright purchase
A clean sale at farmland value plus any hope value we can justify.
Subject-to-planning sale
Higher price paid when permission is granted on the field.
Option agreements
Common for edge-of-town farmland promoted through the local plan.
Joint ventures
Lets farming families share in development over time.
What happens next
Send us the address
A postcode, a plan or a what3words location is enough to start.
We do the homework
We read the title and planning record and check flood risk and access.
We put an offer in writing
It shows how we got there. There's no obligation to accept.
The legal work
Your solicitor and ours handle the contract through to completion.
What England's rules mean for your land
Planning framework
Planning decisions in England follow the National Planning Policy Framework, revised in August 2026, and the local plan, prepared by the council or, in a national park, the park authority. Plans are reviewed periodically, which is when new housing sites are usually allocated.
Farm tenancies
Agricultural Holdings Act tenancies and farm business tenancies have their own notice and compensation rules, which affect when land can be developed.
Land registration
Land in England is registered with HM Land Registry. Unregistered land needs first registration when it's sold, which your solicitor arranges.
Common problems, and how we handle them
The land is tenanted
We look at the tenancy type and the notice and compensation rules before pricing.
You're in an environmental scheme
Some agreements need to be transferred or ended. We check the terms with you.
Useful to send us
- The address or postcode
- A rough size, in acres or hectares
- Your title number, if you know it
- How soon you'd ideally like to sell
Common questions
Can I sell just one field?
Yes. Selling part of a holding is common. Your solicitor will make sure access, drainage and services for the remaining land are protected.
Do I pay tax when I sell farmland?
Capital gains tax may be due, and reliefs may apply depending on your circumstances. Rules change, so speak to an accountant before you sell.
What about the tenant?
Tenanted land can be sold, but the tenant's rights continue. Ending a tenancy follows statutory rules, so we assess this at the start.
