Sell a building plot in Harrow

Whether your land is in Harrow itself or in the villages between Harrow and Wembley, we'll look at it properly before making any offer.

Single plots are often overlooked by larger developers. We buy them because small sites matter and because our aim is to build on them.

What makes building plots near Harrow worth an offer

  • Plots for one to a handful of homes
  • Plots with a road frontage or a private drive
  • Plots with full or outline planning permission
  • Corner plots and end-of-terrace side plots

If you've been trying to sell a plot to self-builders without success, a direct sale to a builder can be simpler and quicker.

The things that move our offer

House size

The size and type of home the plot can take sets its value.

Services

Connections to water, power and sewers can cost more than you'd expect.

Local values

Plot values follow what a finished home would sell for locally.

Self-build exemptions

Some plots carry obligations or exemptions linked to self-build that we check.

How a sale works

  1. Tell us about your land

Send the postcode or address and a rough size.

  2. We check it properly

Title, planning history, access, flood maps and local policy.

  3. We put an offer in writing

It shows how we got there. There's no obligation to accept.

  4. The legal work

Your solicitor and ours handle the contract through to completion.

Rules that apply in England

Planning framework

Planning decisions in England follow the National Planning Policy Framework, revised in August 2026, and the local plan, prepared by the council or, in a national park, the park authority. Plans are reviewed periodically, which is when new housing sites are usually allocated.

Section 106 and CIL

Larger schemes often need a Section 106 agreement for affordable housing or contributions, and councils that have adopted the Community Infrastructure Levy charge it per square metre of new floorspace.

Awkward details we deal with

Self-builders keep pulling out

Self-builders often need mortgages and stage finance. A builder buying direct can remove that uncertainty.

The permission has lapsed

A new application is often straightforward if policy hasn't changed, and we can make that a condition of purchase.

Your questions answered

Can I sell a plot in my garden?

Yes. See our page on garden land, which covers the extra points to consider when splitting a garden.

Will you buy a plot with an old house on it?

Yes. Demolition and rebuild can work well, and we price in demolition costs.

What happens to any CIL on the plot?

Where CIL applies, it's usually paid by whoever builds. Some self-build exemptions exist, which we check.

Do you buy land in Harrow?

Yes. We consider land in and around Harrow and across Greater London. Whether we can make an offer depends on the land itself, especially its access and planning prospects, and we'll tell you either way.
