What England's rules mean for your land

Green belt and grey belt

Green belt land is protected from inappropriate development. National policy in England also recognises 'grey belt': green belt land that doesn't strongly contribute to key green belt purposes, where housing can be acceptable if further tests are met.

Land registration

Land in England is registered with HM Land Registry. Unregistered land needs first registration when it's sold, which your solicitor arranges.

Tax on the sale

The buyer pays Stamp Duty Land Tax. As the seller you may owe capital gains tax, and some commercial land carries VAT. Take advice from an accountant.

How a sale works

  1. Tell us about your land

Send the postcode or address and a rough size.

  2. We do the homework

We read the title and planning record and check flood risk and access.

  3. We put an offer in writing

It shows how we got there. There's no obligation to accept.

  4. The legal work

Your solicitor and ours handle the contract through to completion.

Common questions

Do you buy land in Heywood?

Yes. We consider land in and around Heywood and across Greater Manchester. Whether we can make an offer depends on the land itself, especially its access and planning prospects, and we'll tell you either way.

Do you cover the villages around Heywood?

Yes. Villages between Heywood, Middleton and Rochdale often have the kind of edge-of-settlement land we're looking for.

Who will I be dealing with?

Land is bought by S&K Property Investments and Improvement Ltd, part of the S&K Group, based in Great Barr, Birmingham.

Do you buy farmland with no development potential?

Our interest is mainly in land with some prospect of development. For pure farmland we may still make an offer, but a local land agent selling to farmers may achieve a better price, and we'll tell you if so.
