Sell land in Wigan

We buy land across Greater Manchester. In Wigan, as everywhere, the offer depends on the land itself: its access, its planning prospects and what can sensibly be built.

Wigan (WN1) sits in OS grid square SD50, about 17 miles west of Manchester. Sites between here and Hindley or Westhoughton are just as much of interest to us.

What England's rules mean for your land

Planning framework

Planning decisions in England follow the National Planning Policy Framework, revised in August 2026, and the local plan, prepared by the council or, in a national park, the park authority. Plans are reviewed periodically, which is when new housing sites are usually allocated.

Biodiversity net gain

Under the Environment Act 2021, most developments in England must deliver at least a 10% gain in biodiversity. Since 6 August 2026, sites of 0.2 hectares or less are exempt unless priority habitat is affected.

Land registration

Land in England is registered with HM Land Registry. Unregistered land needs first registration when it's sold, which your solicitor arranges.

What people ask us about land

Do you buy land in Wigan?

Yes. We consider land in and around Wigan and across Greater Manchester. Whether we can make an offer depends on the land itself, especially its access and planning prospects, and we'll tell you either way.

Do you cover the villages around Wigan?

Yes. Villages between Wigan, Hindley and Ashton-in-Makerfield often have the kind of edge-of-settlement land we're looking for.

How fast can I sell my land?

It depends on the land and the deal. A straightforward outright sale of registered land with no tenants can move as fast as the two solicitors can complete the legal work. Unregistered titles, tenancies, access questions and planning conditions all add time. We won't promise a completion date until we've seen the title.

How do I know if my land is development land?

Ask three questions: does it sit next to existing homes, can a car get onto it safely from a public road, and is it outside the worst flood risk? If the answer to all three is yes, it is worth an appraisal. We will tell you honestly if we don't think homes are achievable.
