Sell a building plot in Windsor

For owners of building plots in and around Windsor, we offer four ways to sell, from a clean outright purchase to deals that pay more once planning is granted.

A building plot is a piece of land big enough for one or a few homes, usually within or beside an existing street. Plots with planning permission can be sold quickly to a builder; plots without permission can be sold subject to planning.

Where Windsor sits

The land we're most interested in near Windsor sits on the edge of the built-up area or in the villages towards Slough (2 miles) and Egham (4 miles).

The Thames valley towns are under steady pressure for new homes. Much of east Berkshire is Metropolitan Green Belt, and the west takes in part of the North Wessex Downs National Landscape.

Land we're keen to see around Windsor

  • Plots with a road frontage or a private drive
  • Plots with full or outline planning permission
  • Plots where a previous permission has lapsed
  • Corner plots and end-of-terrace side plots

Single plots are often overlooked by larger developers. We buy them because small sites matter and because our aim is to build on them.

What affects the price

House size

The size and type of home the plot can take sets its value.

Neighbours

Overlooking and loss of light to neighbours limit what can be built.

Services

Connections to water, power and sewers can cost more than you'd expect.

Access

Visibility splays and parking need room on smaller plots.

  2. We check it properly

Title, planning history, access, flood maps and local policy.

  3. We put an offer in writing

  4. Solicitors complete the sale

Exchange and complete, or exchange now and complete when planning is granted.

Rules that apply in England

Planning framework

Planning decisions in England follow the National Planning Policy Framework, revised in August 2026, and the local plan, prepared by the council or, in a national park, the park authority. Plans are reviewed periodically, which is when new housing sites are usually allocated.

Section 106 and CIL

Larger schemes often need a Section 106 agreement for affordable housing or contributions, and councils that have adopted the Community Infrastructure Levy charge it per square metre of new floorspace.

Common problems, and how we handle them

Self-builders keep pulling out

Self-builders often need mortgages and stage finance. A builder buying direct can remove that uncertainty.

The permission has lapsed

A new application is often straightforward if policy hasn't changed, and we can make that a condition of purchase.

Your questions answered

How much is a building plot worth?

It depends mostly on what the finished home would sell for, minus building costs and a profit margin. We'll show you how our figure is reached.

Will you buy a plot with an old house on it?

Yes. Demolition and rebuild can work well, and we price in demolition costs.

What happens to any CIL on the plot?

Where CIL applies, it's usually paid by whoever builds. Some self-build exemptions exist, which we check.

Can you visit land near Windsor?

Yes. Once we've looked at the title and planning position, we arrange a site visit if the land looks suitable. Send the address or postcode to start.
